Caleb Overton
Santa Barbara real estate agent, Berkshire Hathaway HomeServices California Properties
Caleb Overton is a Santa Barbara real estate agent with Berkshire Hathaway HomeServices California Properties. He represents buyers, sellers, and investors in Santa Barbara, Montecito, Hope Ranch, Goleta, San Roque, the Mesa, the Riviera, Samarkand, Carpinteria, and Summerland. He holds California Department of Real Estate license No. 02117608.
His production has ranked strongly both within the Berkshire Hathaway HomeServices network and across the country. RealTrends Verified placed him among the top 1.5 percent of agents nationwide for 2025. Berkshire Hathaway HomeServices ranked him among the top 3 percent of its agents worldwide that same year, up from the top 5 percent in 2024, and named him among its top 100 for both sales volume and transaction units. Those lists measure production. For Caleb, that volume has come largely from repeat clients and referrals.
Caleb's work is divided roughly three ways. First-time buyers need someone to guide them through financing and escrow without making the process feel more complicated than it is. Sellers need a pricing recommendation and a plan for presenting the property. Investors want to know whether a duplex or triplex actually pencils out. Caleb works with all three groups, and a significant share of the transactions that come his way involve estate or trust sales, which bring their own category of complexity. That can mean five beneficiaries, a family attorney, a buyer two states away, and everyone with a different view of the asking price. Caleb knows how to manage those moving parts and has closed transactions in as little as 21 days. Sellers often describe him as the person who kept everyone communicating when the transaction could easily have stalled.
Caleb also has experience with construction and home remodeling. During a walkthrough, he can distinguish quality finish work from a repair done on the cheap and identify maintenance costs likely to arise five years down the road. He can look at a dated kitchen and explain what renovating it would really involve. One client, widowed and buying on her own for the first time in a town she had only recently moved to, said his guidance allowed her to see past the surface of homes she had already written off. Much of Santa Barbara's housing stock is older, so the skill gets used often.
He also maintains a steady publishing schedule. Every month, Caleb records a video market report for Santa Barbara and sends out a newsletter. His blog covers narrower topics in greater depth, including seismic retrofit basics for older Santa Barbara homes, how escrow actually works locally, how appraisals are handled in Hope Ranch, and what a Goleta buyer gets for the money compared with what the same budget buys in Santa Barbara itself. None of it reads like a pitch. Someone trying to decide between the Mesa and San Roque can find a straightforward answer without ever speaking to him. His video reports appear on his YouTube channel alongside a collection of neighborhood walkthroughs.
Caleb attended Westmont College in Montecito from 1999 to 2003, earning a Bachelor of Arts in Economics and Business, and played basketball for the school. Born in Santa Barbara and raised in Colorado, he returned for college and has never really left. By his own count, he has now spent more than 25 years in the area. He is affiliated with the Santa Barbara Association of REALTORS®. His brokerage, Berkshire Hathaway HomeServices California Properties, is part of the franchise system of BHH Affiliates LLC.
Outside of the office Caleb enjoys time with his kids coaching their teams for flag football, basketball, and soccer, depending on the season. He and Ashley have four children, three girls and one boy, so most Saturdays are spent on a sideline somewhere. They frequently travel to Denver and Lake Tahoe. The rest is what one might expect from someone whose work and life are rooted in Santa Barbara: beaches, wineries, and dinners out.
What ties it all together is Caleb's habit of learning a subject thoroughly and then explaining it clearly to someone who must make an expensive decision without complete information. He continues to represent buyers, sellers, and investors throughout Santa Barbara, Montecito, Hope Ranch, Goleta, San Roque, and Carpinteria. His business continues to grow primarily through repeat clients and referrals, a slower but steadier way to build.
